Mineral rights — not to be confused with surface rights or water rights — are one of the most misunderstood aspects of land ownership, and they can get complicated fast.
Here's an interesting piece of history: during the Great Depression, countless landowners were forced to sell some or all of their mineral rights simply to keep their farms afloat. That decision, made out of necessity generations ago, continues to affect property ownership today in ways many buyers never anticipate.
And that leads to one of the most important lessons I've learned in land real estate — you never truly know what percentage of mineral rights you own on a piece of property until it has been thoroughly researched by a qualified Land Man. What's on paper isn't always the full story, and assumptions can be costly.
